To have high character, be honest with all investors, and have high personal standards of sincerity. 

• Treat everyone like individuals
• Do business always legally and ethically
• Always keep people updated
• Give myself (and investors/partners involved) a high return on my (their) money
• Locate properties priced at 70% or less of market value OR at 10 cap or higher based on actual income
