Current Acquisition Criteria

Decisive Investments and partners are currently looking for investment properties nationwide. We are specifically looking for opportunities that meet the following criterias.
Investment Types:
- Buildings can be any condition/occupancy, but 40%+ vacancy (if priced at actual value) or priced 40%+ below market value is preferred
- Interested in any properties that can be value added with upside potential - properties with developable acreage or properties that are mismanaged or properties that are underutilized,etc.
- Especially interested in any properties that offer seller financing (at least for short term) or joint venture opportunities or have assumable debt
Property Types:
- Interested in ALL commercial property types, including: Apartments, Retail, Industrial, Self Storage, Mixed Use, Assisted Living/Senior Housing, Marinas, Misc.
- Especially interested in Multi-family and Class C, not as interested in Class A.
- Not currently interested in raw land
Location:
- Anywhere from downtown to edge of progress.
Market:
- Mostly interested in Las Vegas, Oregon, Washington state, Dallas/Fort Worth Metroplex, and Houston. Will look at other markets nationwide in U.S.A.
Price:
- Nothing over $2M. Not interested in properties priced at (or only a little below) retail or potential value.
